Schedule of Condition
Our Schedule of Condition service is designed to provide a comprehensive and impartial record of a property’s condition. This is undertaken before construction, renovation, or any works that could potentially affect neighbouring properties. Our experienced surveyors meticulously document the existing condition of buildings and surrounding areas to provide indisputable evidence should any damage occur.
The Report is a detailed written and photographical desciption of your property before any works are undertaken. A Schedule of Condition can be completed without an award as a standard-alone document.
Why is a Schedule of Condition needed?
Comprehensive Documentation
We provide detailed descriptions, photographic evidence, and sometimes video recordings to accurately record the condition of properties and surroundings before any construction or renovation works commence.
Risk Management
Our service helps mitigate disputes by establishing a clear baseline of the property’s condition, protecting both property owners and adjoining owners from potential claims of damage that may arise during or after works.
Peace of Mind
By having a thorough Schedule of Condition in place, property owners can proceed with confidence, knowing that the status quo of their property has been diligently documented, minimising uncertainties and potential financial liabilities.

Who needs a Party Wall Surveyor?
Line of Junction
If you are completing any building works and building up to the Line of Junction (Boundary Line), then Notice should be served on your neighbour to ensure your legal responsibilities are met.
Loft Conversion
Should you be undertaking a loft conversion and are a semi-detached or terraced property, you are required to serve notice on your attached neighbours. Serving notice avoids any disputes between neighbours and ensures a smooth building process.
Ground Floor Extension
If you are completing a Front, Side or Rear Extension and your property is within 3 metres of your neighbour’s structure or wall with the possibility of going lower than your neighbour’s foundations, then notice is required to be served upon your neighbour. This will significantly reduce your potential risk.
