Section 1 Notice:
Junction Works
A Section 1 Notice pertains to the construction of new walls along the boundary line between two properties. It informs the adjoining owner of the planned construction and offers them the opportunity to engage with the Act and ensure their property is considered throughout the works. As part of our services, we will draft and serve these notices, after having reviewed all plans and calculations to ensure compliance with the Party Wall etc Act 1996. We guide you through the legal process, mediate any disputes, and ensure smooth progress of your construction project.
Why is a Section 1 Notice needed?
Legal Compliance
The Party Wall etc. Act 1996 requires a Section 1 Notice to be served when constructing a new wall on the boundary line. This ensures you follow legal procedures and avoid neighbourly disputes that could arise from non-compliance.
Clear Communication
Serving a Section 1 Notice formally informs your neighbuor of your construction plans, ensuring transparency and fostering good neighbourly relations by keeping them informed of potential impacts on their property.
Dispute Resolution
The notice provides a platform for neighbors to raise concerns. It helps in negotiating terms and addressing issues upfront, preventing conflicts and misunderstandings during the construction process.
Project Progression
Completing a Section 1 Notice prevents delays in respect of your build. This proactive approach ensures your project can proceed on schedule without legal interruptions or disputes with adjoining owners.

Who needs a Party Wall Surveyor?
Line of Junction
If you are completing any building works and building up to the Line of Junction (Boundary Line), then Notice should be served on your neighbour to ensure your legal responsibilities are met.
Loft Conversion
Should you be undertaking a loft conversion and are a semi-detached or terraced property, you are required to serve notice on your attached neighbours. Serving notice avoids any disputes between neighbours and ensures a smooth building process.
Ground Floor Extension
If you are completing a Front, Side or Rear Extension and your property is within 3 metres of your neighbour’s structure or wall with the possibility of going lower than your neighbour’s foundations, then notice is required to be served upon your neighbour. This will significantly reduce your potential risk.
