We handle the entire process meticulously, from drafting and serving the notices to liaising with adjoining owners and any professionals on behalf of our clients. Our expert surveyors provide clear and comprehensive information about proposed construction works, ensuring all parties understand their rights and responsibilities under the Party Wall etc Act 1996. By facilitating open communication and addressing potential concerns proactively, we aim to prevent disputes and ensure a smooth progression of projects, ultimately safeguarding the interests of all involved parties.
Why is a Section 2 Notice needed?
Legal Compliance
Issuing a Section 2 Notice ensures compliance with the Party Wall etc Act 1996, which mandates that property owners notify adjoining owners of planned works that could affect shared walls or structures.
Neighbourly Communication
It fosters good relations with adjoining property owners by providing them with clear information about the proposed works, timelines, and potential impacts on their property.
Protection of Rights
The notice serves to protect the rights of both property owners by formally documenting the scope of the works and ensuring that any necessary agreements or arrangements are made regarding the party wall.

Schedule of Condition
Who needs a Party Wall Surveyor?
Line of Junction
If you are completing any building works and building up to the Line of Junction (Boundary Line), then Notice should be served on your neighbour to ensure your legal responsibilities are met.
Loft Conversion
Should you be undertaking a loft conversion and are a semi-detached or terraced property, you are required to serve notice on your attached neighbours. Serving notice avoids any disputes between neighbours and ensures a smooth building process.
Ground Floor Extension
If you are completing a Front, Side or Rear Extension and your property is within 3 metres of your neighbour’s structure or wall with the possibility of going lower than your neighbour’s foundations, then notice is required to be served upon your neighbour. This will significantly reduce your potential risk.
